2026 Forecast and 2027 Budget
We will end the year within budget, mainly because two new members joined the Trust. Cost overruns occurred primarily in Repairs & Maintenance, and Grounds Maintenance (due to unforeseen clearing of overgrown foliage). The proposed 2027 Budget and each line-item, was analyzed, debated, and unanimously agreed at the GACPT Annual Budget meeting held at Gilford Town Hall on September 19, 2026. Dues are set to cover anticipated costs.
Non-Mooring Operations Budget
Dues are budgeted without contributions from Restorations (properties buying back in to the Trust) nor Liens, (which have been mostly satisfied).
Despite the Trustees’ efforts to control costs, inflation and a shortage of reliable contractors are increasing Trust operating expenses. For next year, these increases are offset by lower postage, delivery, reproduction, and printing costs achieved by posting Annual Meeting and year-end information on the website.
The cost per property in 2027 remains at $220.
Mooring Operations Budget
Two mooring hardware incidents have occurred in the past four years. Most recently, a shackle broke and a mooring ball came free while securing a boat. Marine Patrol quickly recovered the undamaged boat, and the mooring was restored that day.
While we were fortunate with the outcome, the incident prompted a reevaluation of our mooring system. Based on that review, we are going to start the 3-year process of migrating to a stainless steel chain/shackles/swivels set up and move the mooring line tether point to under the mooring ball from its current position on top of the ball.
These changes will improve mooring-field safety. Using the normal three-year replacement cycle preserves the value of recently replaced materials and spreads the transition cost. Once complete, annual maintenance costs should fall significantly until the stainless components require replacement in 10–12 years.
With these changes, the Mooring dues will be $475 per mooring holder.
